About Bendarroch House

Bendarroch House is an over-100 year-old estate, now a bed and breakfast located on four acres that wind down to River Tay. This estate is situated in the village of Strathtay, nearby the Pitlochry area.

Rooms include ensuite and are decorated with Victorian furnishings, and only accessible by stairs. Free Wi-Fi is included.

Parking is free, plus laundry and left luggage services are available at Bendarroch House. Coffee/tea, biscuits, and TV are available in one of the two lounges, and also in the conservatory, which features a fireplace.

Scottish cooked and continental breakfasts are served. Takeaway, pubs, grocers, and restaurants are right there in town.

Spacious rooms are full of luxury and comfort

All of the rooms have a luxurious feel, whether occupied by solo travellers, couples,or families The beds are so comfortable that it's very easy to sleep late It's a pampered home away from home experience, and one that is more than expected for the price.

Victorian charm in a quiet beautiful location

Bendarroch House is a charming and quiet retreat in the Highland Perthshire The sounds of the water and local birds are about all you're hear, and it's just a short stroll for pub dining and light shopping Leisure activities are plenty in the area; hikers and mountain climbers love that you're at the foot of Grampian, and can reach Schiehallion in 35 minutes and Ben Lawers in 55 minutes.

Great staff and breakfasts add to the lovely stay

Multi-lingual staff are friendly and gracious, and part of why guests rate this as a favourite return The breakfasts are fresh, delicious, and generous, and a great way to start the day by.

It's disappointing that the rooms only have Wi-Fi

Although the Wi-Fi signal is decent, it's not enough for a room amenity Private telly would be appreciated, along with the ability to have a cuppa whenever you wanted, in the comforts of your own room.

Inconsistent or lack of heat during colder months

The fireplace is not always on when guests arrive during colder weather Room heating is also not always consistent, which makes it difficult to check-in and settle in Keep that in mind if temperatures are low during your travel time.

Steep stairs can be challenging and prohibitive

Not everyone loves or can tolerate accessing the rooms without a lift It's a critique that unfortunately will not be modified as long as the guesthouse maintains its original designs.
