In obvious need of refurbishment.

Although this establishment gets a huge amount of praise from guests and visitors as being excellent, there have been whispers that a refurbishment wouldn’t be a bad idea.

Sleep disturbed.

There have been complaints about disturbed sleep from guests, who found the noise level of the hotel rather loud at night, at least up to midnight, as long as the restaurant remains open.
